First-rate home purchase: how to balance financial leverage with life pressure?

Down Payment is a portion of the mortgage that the buyer pays to the developer or seller before applying to the bank for mortgage loans. The down payment ratio not only determines your threshold for entry into the real estate market, but also directly affects your interest spending and cash flow stability for the next few decades.

1. Bottom logic of policy on down payment rates

In China, the down payment ratio is influenced by national macroregulation and local policies. Normally:

  • First suite: The policy dividend is usually between 15 and 30 per cent down payment, in order to support the purchase of new housing.
  • Room 2: And the percentages are increasing significantly, usually at 30-60 percent, even higher, to curb speculative firehouses.
  • LPR interest rate: Although the interest rate and the down payment ratio are two dimensions, together they constitute your “cost of buying the house”.

2. Is the down payment better or less?

This is a classic financial game question:

  • Advantages of overpayment: Total loans have decreased, total interest expenditure has dropped significantly, monthly supply has been low and risk-resistant.
  • The advantages of the lower down payment (high leverage): Retain the cash flow nature of the funds remaining to finance or second investments that are higher returns, and in an inflation environment, “liabilities” are often a form of asset value addition.

“Three principles” for financial planning for house purchases

After the data is generated through our down payment calculator, please make a final decision against the following principles:

  1. 30%. It is advisable that the monthly expenditure should not exceed 30 per cent of the monthly income of the household and that the ceiling should not exceed 50 per cent.
  2. Retain the “imprest”: I'm not sure if I'm gonna be able to pay for this. Provisions must be made for renovations, tax guarantees, public maintenance funds and for a minimum of six months of contingency.
  3. Budget of taxes and fees: And don't forget, you're gonna have to pay an extra 1%-3% tax on the house price and the related brokerage fee.
